Manhole & Inspection Chamber Surveys in Leicester

Inspection chambers give access to the drain run below and allow the condition of the drain to be checked without intrusive investigation. A chamber survey checks condition, flow, blockages and root ingress — either as part of a full CCTV drain survey, or as a standalone inspection when a specific chamber is causing concern.

What We Check in a Chamber Survey

Chamber walls and benching condition (cracks, displacement, deterioration); cover frame condition and seal; depth and flow through the channel; any visible blockage, root ingress or debris; evidence of infiltration (groundwater entering the chamber); mis-connections (surface water entering a foul chamber or vice versa).

When a Chamber Inspection Is Needed

Recurring drain problems where the cause isn't clear; pre-purchase inspections on a property where you want to check the condition before a full CCTV survey; before building over or near a drain run (a build-over assessment is a condition of planning permission in many cases); as part of an insurance claim or dispute; a chamber cover that has subsided or become uneven.

Build-Over Assessments

If you plan to build an extension or structure close to or over a drain run, you will usually need a build-over assessment — checking that the drain can bear the load or be appropriately diverted. We carry out build-over inspections and provide the report in the format required by Severn Trent.

Combined with CCTV

A chamber inspection gives us a visual on the access point; the CCTV survey maps the pipe runs between chambers. For a complete picture of your drainage — particularly before a property purchase or a building project — the two together give you everything you need.

Frequently Asked Questions

What is an inspection chamber?
An inspection chamber (or manhole) is an access point built into the drain run so the pipe can be inspected, cleared or repaired without full excavation. Most properties have at least one.
Do I need an inspection before building an extension near a drain?
Almost certainly. Severn Trent require a build-over assessment if a structure is planned within 3 metres of a public sewer. We provide the survey and the report in the required format.
How long does an inspection take?
A standalone chamber inspection is usually 30 to 45 minutes. Combined with a CCTV survey, allow two to three hours for a standard property.
Is it included in a full drain survey?
Yes — a full CCTV drain survey includes inspection of all accessible chambers as part of the survey.
